Five Hot Tips for Selling Your Home in the Summer

Spring may be the most marketable month, but if you didn’t get any bites on your home during that time, don’t lose hope. Summer can be one of the best times to sell your home as well, but you may have to make a few adjustments to make your home more appealing.

If you are looking to market your home during those heat wave months, see below for some great tips on how to sell your home and be ready to move by the time the first leaves start to fall in September.

Keep your yard in check. Plentiful rainfall and hot days make for ideal grass growing conditions, and you may notice your lawn look scraggly after only a few weeks. Mowing your lawn once to twice a week while you have active buyers looking is a great way to keep your house looking neat and maintained. If you really want to attract potential home buyers, add some new, inexpensive landscaping as well. Plant colorful flowers, trim the bushes into elegant shapes and keep the front entrance clean of debris. These small changes can make a huge difference in your curb appeal.

Brighten up everything from lighting to decor. Remove seasonal items, such as heavy drapes that may have made sense during the winter but darken summer’s abundant light. Add colorful accents throughout the home to have rooms appear bright and cheerful. Blues can be calming, while yellows and oranges evoke positivity. If you want a more modern look, get some throw pillows with the season’s hot trend of geometric shapes. Make sure to bring in as much natural light as possible.

Be a little more flexible. With summer activities in full swing, working buyers may not have as much time during the daylight hours or the week as they did when school was in full-time for the kids. If you are willing to let them see your home during twilight hours or weekends, let your agent know. Being flexible will ensure that you get the most viewings as possible.

Make the outdoor space inviting. During the lazy summer days, potential buyers are usually looking for an outdoor space to entertain or unwind after a long day. Play up any outdoor areas by purchasing new patio furniture or even moving some of your furniture to the outdoors. If you live in a place that doesn’t get much summer rainfall, you can move regular pieces out without much worry. Potted plants and table space for garden parties are a great way to show off your green space.

Cover your bases financially. If you simply aren’t getting any serious bites, but you need to be into a new space by the fall, consider getting a bridge loan from a hard money lender to cover your moving expenses and down payments on a new place before you get a chance to sell your old home. With a short term loan such as these, you can pay it back after the sale of your previous home and not be tied to a traditionally long loan term.
